Wanyumba is a property marketplace for Tanzania. A listing is published with a price in a stated currency, a location down to the district, and contact handled on the platform rather than in the advert text. Submissions missing those details are held for review instead of being published thin.

Renting and buying

Every property is listed either for rent or for sale, never both, so a search for a monthly rent never answers with a purchase price. Rent is quoted per month in the currency the advertiser used. Asking prices are what the seller is asking today — not a registry-verified transaction price.

How the professional directory is labelled

The directory lists lawyers, valuers and property agents. A profile built from a public register is labelled unclaimed, names the register it was taken from, and says whether it has been re-checked since import, so an imported record is never presented as a claimed one. Contact for an unclaimed profile is not published.

Market data and how it is measured

The Price Index publishes median asking prices for active listings and median reported sale prices for listings marked sold, kept separate and each stated with its sample size. A median is withheld rather than published from too small a sample.
